Irrigation

Sprinklers not working the way they should?

Dry spots, leaks, zones that won't run, controllers that don't make sense. Tell us what you're seeing — diagnosing the system is our part of the job.

What you might be seeing

Common symptoms and their common possibilities — not a remote diagnosis.

What we handle

The system, end to end.

From the controller on the wall to the last head on the zone — if it moves water across your property, it’s in scope to be looked at.

  • Irrigation inspection
  • Sprinkler troubleshooting
  • Sprinkler repair
  • System maintenance
  • Controller / timer issues
  • Zone issues
  • Coverage problems
  • Watering inefficiency
  • Component problems
  • System optimization

How it works

From symptom to system.

  1. Tell us what’s happening

Pick what you’re seeing — or just describe it. You don’t need to know what’s broken.

  2. Understand the property + problem

We review the details, and photos if you sent them, to understand what the property needs.

  3. Review the service needed

You get a clear picture of what’s involved before any work is scheduled.

  4. Get the work moving

The visit is arranged and the problem gets handled — irrigation, maintenance, or both.

Questions

Irrigation, answered.

Running isn’t the same as covering. Heads get knocked out of alignment, nozzles clog, and pressure varies across a zone — so some areas get plenty while others get almost nothing. A coverage check looks at what each area actually receives.

Common possibilities include the controller, a valve, wiring, or a pressure/component issue. Because it often involves electrical parts, this is one to have looked at rather than troubleshot by trial and error.

Pooling or active leaking is worth addressing sooner rather than later — a broken head or split line can waste a lot of water in a single cycle, and standing water damages the lawn underneath it.

Yes. Controller and timer issues — wrong schedules, lost programming, displays that don’t look right — are part of irrigation service. A photo of the display helps.

No. Choose “Not sure” and describe what you’re seeing in plain language. Mapping the system and finding the cause is the service.
